Another method to figure out the proper assessed value of your home is by using an appraiser. An appraiser will look at the history of sales and, at comparable sales, will formulate an opinion, and will come up with a market value based on the information that he has. An appraisal report will be very helpful in determining what the value of your home is. Additionally, if your case – once it is filed – does not settle before the time of your hearing, then the person that prepared the report will testify in person as an expert. The hearing is a public hearing, where the county will have a hearing of different towns, and where the taxpayer will have an opportunity to present evidence. If there is an expert available, the expert will provide testimony as to what the home or the property should be worth, according to his or her information.
